Maitenance Mechanic II

POSITION SUMMARY:

The maintenance mechanic will perform general building maintenance duties of all types. The incumbent will report to the Maintenance Manager and work under the supervision of the Maintenance Manager and the Maintenance Coordinator.

QUALIFICATIONS:

General working knowledge of building maintenance and repair. High School diploma or GED. Valid driver's license.

PHYSICAL DEMANDS:

Employees must be in good physical condition to accomplish projects and job demands. Must be capable of lifting 50 pounds of dead weight alone.

WORK ENVIRONMENT:

Work environment includes working in various work conditions, including weather-related, office environment, and home environments involving HUD apartments.

FUNCTIONAL RESPONSIBILITIES INCLUDE:

  • Install and repair all types of plumbing - sinks, toilets, and showers. Clean out sink drains and main lines with snakes. Ability to repair the lift station.
  • Able to diagnose and repair electrical problems, including but not limited to light switches, ballasts, outlets, emergency lights, and breakers.
  • Work in hot weather - doing yard work. Able to operate mowers, weed eaters, hedge trimmers, edgers, and chainsaws. Maintain and make minor repairs on equipment.
  • Install and repair different types of door locks, closers, and hardware.
  • General building maintenance such as repairing drywall, painting, replacing ceiling tiles, light bulbs, and replacing filters. Moving furniture between offices and buildings.
  • Building security- opening and closing the main center, maintenance shop, and gates. Can reset fire and security alarms.
  • The On-call maintenance technician will respond to all emergency calls and direct non-emergency calls to work orders. Maintenance Tech is responsible for managing the on-call phone and must carry it at all times.
